Job Summary: The Maintenance Worker performs skilled maintenance work such as painting, flooring, carpentry, system maintenance, building repairs, roofing or electrical maintenance in the maintenance and renovation of housing units. This position is subject to being on-call.

Primary Responsibilities: . Performs a variety of repairs and maintenance activities within areas of trade expertise (e.g., electrical, HVAC, carpentry, plumbing, heating, locks, roof and rain gutters, concrete, drywall, stucco, painting) for the purpose of ensuring that HASLC properties and equipment are maintained in a safe and effective working order. Performs rough and finish carpentry, painting, flooring, building repairs, roofing or electrical maintenance.

2. Maintain, repair and upgrade properties to assure marketability and safety.

3. Installs a variety of items of a complex nature (e.g., cabinetry, doors and hardware, and windows) for the purpose of maintaining facilities in a safe, comfortable and operating condition.

4. Prepares and maintains a variety of documentation (e.g., work orders, repair records, purchase orders, requisitions) for the purpose of providing written support and/or conveying information.

5. Assure vacancy preparation of units is complete in a through and timely manner.

6. Work with vendors to assure work is completed according to HASLC standards.

7. Proactively address building repairs.

8. Tests and/or troubleshoots a variety of items dependent on specific trade expertise (e.g., thermocouples, motors, boiler controls, motor valves, fire alarms, plumbing valves, fixtures, water lines, alarms, locks, new and renovated construction) for the purpose of assessing item functioning and recommending repair or replacement.

9. Inspects the property to ensure safety and cleanliness, and identifying necessary repairs.

10. Responds to emergency situations for the as needed.

11. Maintains tools and/or equipment for the purpose of ensuring the availability of equipment in safe operating condition. Operates large hand tools and stationary equipment. May operate jack-hammers, compressors, large drills or similar type equipment. Operates tractors, concrete mixers, trucks, snowplows and large gang-mowers.

12. Performs related duties as required.
Desired Qualifications: -High School diploma or equivalent. Five years paid work experience in a particular building trade relevant to the category or type of maintenance required. Education in a building trade may be substituted for experience on a year for year basis.

-Proven ability to perform the task being required for the particular position.

-Knowledge of hand and power tools and the methods and materials used in general repair work on residential structures.

-Ability to work with a diversity of individuals and/or groups; work with a variety of data; and utilize a variety of job-related equipment. Problem solving is required to identify issues and create action plans. Problem solving with data requires independent interpretation of guidelines; and problem solving with equipment is moderate to significant.

-Ability to orally communicate in English and understand verbal instructions given in English

-Possession of a valid Utah driver's license.
